Box Gutters
A box gutter is built into the structure of the building instead of hung from the outside. When it works, you barely notice it. When its lining fails, water goes into the wood and masonry instead of down the downspout.

What a box gutter is
On older houses, a box gutter is a wooden trough framed into the cornice at the roof edge and lined with metal, often hidden behind decorative trim so the eave looks solid from the street. On commercial and multi-family buildings, box gutters are often larger, square-sectioned troughs set behind a parapet or along a low-slope roof edge. Either way, the structure carries the gutter and the lining keeps water out of the structure. That lining, whether tin, terne, copper, lead-coated copper or a membrane, is what fails.
Where you find them in New Jersey
- Victorian, Second Empire and Colonial Revival homes with deep cornices
- Older brick and stone homes in established towns and historic districts
- Churches, schools and older commercial buildings downtown
- Apartment buildings and garden complexes with parapets or flat roofs
Signs a box gutter is failing
Because the trough is inside the building envelope, leaks show up as damage elsewhere. Watch for peeling or blistering paint on the cornice and soffit, water stains on top-floor ceilings or walls near exterior corners, soft or crumbling wood at the eave, and drips from the underside of trim during rain. Ice dams sitting at the eaves after a New Jersey freeze-thaw cycle are also a warning, because meltwater backs up over cracked linings. Clogged outlets make every one of these worse: a box gutter that holds standing water puts constant pressure on every seam.
Relining versus replacing
If the wooden box is sound, relining is usually the answer. The old lining is removed or covered, and a new one is installed: soldered copper or lead-coated copper for a long-lived, traditional repair, or a rubber or liquid-applied membrane for a lower-cost one. Outlets are rebuilt at the same time.
If the box itself has rotted, the damaged framing has to be rebuilt before any lining goes in. On some buildings the owner chooses instead to close in the box gutter, extend the roof over it, and hang an exterior gutter. That decision touches the roof edge, so it is often planned with roofing work.
How a box gutter job runs
- Inspect the gutter, outlets and surrounding cornice, from the roof where it is safe
- Open suspect areas to check the framing for rot
- Recommend relining, rebuilding or conversion, with a written estimate
- Repair framing, install the new lining and rebuild outlets and downspout connections
- Water-test the gutter and check the interior finishes below once the next rain comes
Keeping a box gutter working
Box gutters need cleaning at least twice a year, and outlet strainers should be checked after big fall leaf drops and nor'easters. On commercial roofs, include the box gutters in every roof inspection. Regular gutter cleaning and a quick look at the lining catch small cracks before they reach the framing. Process
Are box gutters the same as Yankee gutters?
The terms overlap and people use them interchangeably. Strictly, a box gutter is framed into the cornice below the roof edge, while a Yankee gutter is formed on the roof surface near the eave. Both are built in, lined, and fail in similar ways.
How long does a relined box gutter last?
It depends on the lining. Soldered copper can last for decades with cleaning; membranes last less and are more vulnerable to foot traffic and sharp debris. The condition of the framing underneath matters as much as the lining itself.
Should I remove my box gutters altogether?
Not automatically. On historic buildings they are part of the architecture and may be expected by a local commission. Conversion makes sense when the framing is badly damaged or maintenance is impractical. An on-site inspection shows which route fits your building.
Why does water stain my ceiling only in heavy rain?
Light rain drains before it reaches a cracked seam high on the lining; heavy rain or a clogged outlet fills the trough until water finds the gap. That pattern points strongly to a box gutter leak. Book a free estimate to have it inspected.
