Rubber Roofs
When a homeowner says rubber roof, they almost always mean EPDM, the black synthetic rubber membrane used on the flat and low-slope parts of a house. Most homes in New Jersey have at least one: over a front porch, a back addition, a dormer, a bay window or an attached garage.

Where rubber roofs are on a house
Low-slope sections are often the parts of a house you cannot see from the street, which is why their problems go unnoticed until a ceiling stains. Porch roofs, rear additions on older homes, shed dormers, the back roofs of rowhomes and twins, and flat garage roofs are the usual places. Many of these were originally covered with rolled roofing or tar and gravel, and EPDM has become the common replacement because it handles freeze-thaw cycles and comes in sheets large enough to cover a porch with no seams at all.
Where the rubber meets the rest of the house
A rubber roof rarely fails in the middle. Trouble starts where it meets something else: the wall of the house above a porch, the shingled main roof, a window sill or a gutter. At a wall, the membrane should turn up the wall and be covered by flashing and siding. Where a low-slope section meets a shingled slope, the membrane should run up under the shingles. At the low edge, the rubber should drain into a gutter so water does not pour off the edge onto the porch steps.
Signs a rubber roof needs work
- The membrane pulling away from the wall or the edge, often at corners.
- Seams on older roofs lifting or showing gaps.
- Puddles that sit for days, or a sag in the middle of the porch roof.
- Blisters or loose areas that move when pressed.
- Stains on a porch ceiling, or rot at the porch beam or fascia.
Repair, recover or replace
A lifted edge or open seam on a sound roof is a roof repair. An aging roof with dry decking underneath can sometimes be cleaned and coated to buy more years. When the decking is soft or the membrane is brittle and shrinking, replacing it is the lasting fix, and that is also the time to check the porch fascia and gutter. Many rubber roof replacements on porches are combined with a main roof or gutter job so all the edges are tied together at once.

Frequently asked questions

Pricing

Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.
Process
Can I walk on my rubber porch roof?
Occasional careful foot traffic is fine on a well-adhered roof. Avoid sharp objects, ladders set directly on the membrane and anything dragged across it, since punctures are a common cause of leaks.
Why is my porch ceiling stained when the roof looks fine?
The leak is often at the wall flashing, under the shingles where the porch meets the main roof, or at the gutter edge rather than in the open membrane. Those are the first places checked.
Should the porch roof have a gutter?
Usually, yes. Without one, water sheets off the edge onto steps and walkways, where it freezes in winter, and splashes back onto the porch beam and fascia.
