Commercial Roofing

Commercial roofs carry more square footage, more equipment and more people beneath them than a house roof. They are mostly low-slope, they drain through scuppers, gutters and interior drains, and a roofing job has to work around a business that keeps operating below.

Systems for commercial buildings

Most commercial work involves single-ply membranes: TPO for its reflective surface and welded seams, EPDM for its flexibility and long track record, PVC where kitchen exhaust or chemicals are present, and fleece-backed sheets for recovers and decks that should not be fastened into. Metal roofing serves pitched commercial and mixed-use buildings, and coatings can extend the life of a sound roof that is showing its age.

Assessing an existing commercial roof

Before recommending repair, coating, recover or replacement, an estimator walks the roof, looks at seams, flashings, curbs, drains and edges, and checks for wet insulation, often with core cuts. The number of existing roof layers matters, because building codes limit how many can stay in place. The result is a clear picture of whether the roof can be extended or needs to come off, and what each option involves.

Drainage at commercial scale

A large flat roof sends a lot of water to a few points. Scuppers, collector boxes, interior drains and commercial gutters all have to be sized for the roof area they serve and kept clear. Clogged drains are one of the most common causes of ponding and leaks on commercial roofs. As a gutter company, we look at the whole path from the roof surface to the ground, including the gutters and downspouts.

Working around the business

Commercial roofing is planned around the people below: which areas are worked in which order, where materials are staged and lifted, how entrances and parking stay safe, and how the building stays watertight every night of the job. Rooftop HVAC units may need to be disconnected and lifted, which is coordinated with the mechanical contractor. Owners and managers get a written scope that spells out these details before work starts.

We have used NJ Gutters for all of our gutter work. It does take some time to get on their busy schedule, but it is definitely worth the wait. They are the best. Whenever we ask trusted contractors (both our builder and roofer) for gutter work recommendations, they always say NJ Gutters. They are trusted by both excellent contractors and homeowners. NJ Gutters most recently installed gutter caps and we were a little hesitant to install them because we were worried about how they would look, but they are hardly noticeable and the result is great. Highly recommend NJ Gutters for all of your gutter work!

After 20 years, my gutters and downspouts were in dire need for repair. I did research sent out bids got several companies. NJ Gutter was the most responsive and price competitive of the four companies who responded. They performed a thorough site visit including getting access to my roof and inspecting all of the areas. They didn’t just suggest swapping in new materials but improving the “pitch” of some of my gutters, leaf guards and the size of the gutters/down spouts. The “repair” team was fantastic. They were courteous, thorough, diligent and maintained a clean work environment. They also pointed out some additional “damaged wood” that needed replacing. They gutters/downspouts look great. I would highly recommend using them for any gutter issues you might have.

Dealing with contractors is not one of my favorite things to do, but I felt compelled to write a review about my recent experience with NJ Gutter. Jimmy came out and handled everything like a true professional (don't see that these days too often). He inspected my home and made some awesome recommendations. I told him I was having the roof and siding done so he supplied color samples so I can have the trim color match the gutter color which came out great. Then he suggested we use "stone coated gutter cap" that looks like roof shingles and blends right into our new roof. He also corrected a water runoff problem I had on heavy downpour rains by suggesting a larger gutter & downspouts which again worked out great. The job was completed on time and as quoted with no nonsense. If it wasn't for his attention to detail and vast experience who knows what I would have wound up. After all who thought gutters could be this technically advanced? Thanks NJ Gutter Team! They did such a great job....I came back fr more. NJ Gutter just installed gutters and leaders on another home for me. And of course, another GREAT Job!

FAQ

Frequently asked questions

6 questions and answers in 4 topics: Pricing, Process, Warranty, Service area.

Pricing

How do I get a quote?

Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.

Process

Should we recover or tear off?

A recover over a single existing roof with mostly dry insulation can save significant cost. If there are already two roofs, or the insulation is wet across large areas, a tear-off is required or is the better value.

How often should a commercial roof be inspected?

A common recommendation is twice a year, in spring and fall, and after major storms. Clearing drains and checking flashings at those visits catches small problems before they become interior leaks.

Warranty

What warranty does New Jersey Gutter offer?

New Jersey Gutter backs its work with a workmanship warranty. It covers how the job was done: seams, hangers, pitch and fastening. Gutters, guards and other products also carry their manufacturer's material warranty. Your length and terms are written on your estimate and invoice.

Service area

Can the roof be replaced while the business is open?

In most cases, yes. Work is phased so that only part of the roof is open at a time, every section is sealed at the end of each day, and noisy or disruptive steps can be scheduled around business hours.

Where does New Jersey Gutter offer commercial roofing?

New Jersey Gutter offers commercial roofing across Annandale, Somerville, Westfield and nearby communities. Find your town in the list of areas on this page.
