TPO Roofs

TPO, short for thermoplastic polyolefin, is a single-ply roofing membrane that has become one of the most common choices for new low-slope roofs. Its two defining traits are a reflective white surface and seams that are melted together with hot air rather than glued.

What makes TPO different

TPO is a thermoplastic, which means it softens with heat and can be welded. Where two sheets overlap, a hot-air welder fuses them into a single piece, and a properly welded seam is typically as strong as the sheet around it. Compared with EPDM, whose seams rely on tape and adhesive, that welded seam is TPO's main advantage. Compared with PVC, which is welded the same way, TPO usually costs less but is not as resistant to oils and grease.

A reflective surface

Most TPO is white or light gray. A white roof reflects much of the summer sun that a dark roof absorbs, which keeps the membrane cooler, reduces heat in the space below and can lower cooling costs on buildings with a large roof area. That matters most on commercial buildings, rowhomes and additions where the roof sits directly over living or working space.

How TPO is installed

TPO goes over a layer of rigid insulation or a cover board. It is either mechanically fastened, with plates and screws along the seams that the next sheet covers, or fully adhered with bonding adhesive. Every seam is welded and then probed to check for gaps. Walls, curbs and pipes get welded TPO flashing, and the roof edge gets metal that the membrane is sealed to, so water flows cleanly into the gutters or scuppers.

Keeping a TPO roof healthy

A TPO roof needs little, but not nothing. Clear debris from drains, scuppers and gutter edges so water does not back up. Keep foot traffic to walkway pads where possible, since tools and dropped screws can puncture the sheet. After a storm or contractor work on rooftop equipment, look for cuts, loose flashing and seams that have opened. Small punctures can be patched by welding on a new piece of TPO.

We have used NJ Gutters for all of our gutter work. It does take some time to get on their busy schedule, but it is definitely worth the wait. They are the best. Whenever we ask trusted contractors (both our builder and roofer) for gutter work recommendations, they always say NJ Gutters. They are trusted by both excellent contractors and homeowners. NJ Gutters most recently installed gutter caps and we were a little hesitant to install them because we were worried about how they would look, but they are hardly noticeable and the result is great. Highly recommend NJ Gutters for all of your gutter work!

After 20 years, my gutters and downspouts were in dire need for repair. I did research sent out bids got several companies. NJ Gutter was the most responsive and price competitive of the four companies who responded. They performed a thorough site visit including getting access to my roof and inspecting all of the areas. They didn’t just suggest swapping in new materials but improving the “pitch” of some of my gutters, leaf guards and the size of the gutters/down spouts. The “repair” team was fantastic. They were courteous, thorough, diligent and maintained a clean work environment. They also pointed out some additional “damaged wood” that needed replacing. They gutters/downspouts look great. I would highly recommend using them for any gutter issues you might have.

Dealing with contractors is not one of my favorite things to do, but I felt compelled to write a review about my recent experience with NJ Gutter. Jimmy came out and handled everything like a true professional (don't see that these days too often). He inspected my home and made some awesome recommendations. I told him I was having the roof and siding done so he supplied color samples so I can have the trim color match the gutter color which came out great. Then he suggested we use "stone coated gutter cap" that looks like roof shingles and blends right into our new roof. He also corrected a water runoff problem I had on heavy downpour rains by suggesting a larger gutter & downspouts which again worked out great. The job was completed on time and as quoted with no nonsense. If it wasn't for his attention to detail and vast experience who knows what I would have wound up. After all who thought gutters could be this technically advanced? Thanks NJ Gutter Team! They did such a great job....I came back fr more. NJ Gutter just installed gutters and leaders on another home for me. And of course, another GREAT Job!

Process

How long does a TPO roof last?

A well-installed TPO roof often lasts 20 to 30 years. Drainage, seam quality and how much traffic the roof sees matter more than the calendar.

Is TPO or EPDM better for my roof?

TPO has welded seams and a reflective surface. EPDM is very flexible in cold weather and simple to patch. For a large sunny commercial roof TPO is often the pick, while EPDM remains a solid choice on many small residential sections.

Can TPO be repaired?

Yes. A clean, dry TPO roof can have patches welded on, and opened seams can be rewelded. Very old, chalky TPO is harder to weld and may be better covered with a new membrane or replaced.

Warranty
