EPDM Roofs
EPDM, ethylene propylene diene monomer, is a synthetic rubber membrane that has been used on low-slope roofs for decades. It comes in wide sheets, stays flexible in freezing weather and is usually black, which is why people often just call it a rubber roof.

What sets EPDM apart
Unlike TPO and PVC, EPDM is a thermoset: it cannot be melted and welded. Seams are joined with seam tape and primer, and flashings use pressure-sensitive rubber pieces. The upside is that EPDM is tough, elastic and tolerant of movement and freeze-thaw cycles, and it can be installed in large sheets that leave fewer seams. The tradeoff is that those taped seams and edges are where an aging EPDM roof usually starts to leak.
Ballasted, adhered and fastened
On large commercial roofs, EPDM is sometimes laid loose and held down with a layer of river stone, called ballast, where the structure can carry the weight. More often it is fully adhered with bonding adhesive over insulation or a cover board, which is the usual method on residential and smaller commercial roofs. Mechanically fastened systems use plates and screws in the seams. Each method has its own wind and maintenance considerations, which an estimate explains for your building.
Color and heat
Standard EPDM is black, which absorbs sun and helps snow melt off sooner in winter but makes the roof hot in summer. White-surfaced EPDM is available where reflectivity matters, though many building owners who want a white roof choose TPO instead. Over unconditioned porches and garages, the black surface is rarely a concern.
Where EPDM meets the edge
EPDM is turned over the roof edge and sealed under metal edging, or terminated at a gutter edge strip that feeds directly into the gutter. Over the years, the membrane can shrink slightly and pull at its edges and corners, a classic sign of an older EPDM roof. Keeping the edge metal tight and the gutter clear keeps water from working back under the sheet.

Pricing

Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.
Process
How long does EPDM last?
EPDM often lasts 20 to 30 years and sometimes longer with good maintenance. Seams and flashings usually need attention before the sheet itself wears out.
Is EPDM the same as a rubber roof?
Yes. When homeowners say rubber roof, they almost always mean EPDM. Our rubber roofs page covers how it shows up on porches, additions and other parts of a house.
Can EPDM be coated?
Yes. An aging EPDM roof with dry insulation can often be cleaned, repaired and coated to extend its life. See roof coating for when that works.
What causes EPDM seams to fail?
Age, sun, ponding water and movement weaken the adhesive or tape at the overlap until the seam opens. Older roofs installed with liquid seam adhesive are especially prone to it.
