Roof Repair

Most roof leaks come from a handful of places: flashing, pipe boots, valleys and storm-damaged shingles. Found early, each is a contained repair. Left alone, a small leak soaks the decking, insulation and ceiling below and turns into a larger job.

Finding where the water gets in

Water travels before it drips, so a ceiling stain is often several feet from the actual leak. The search starts in the attic, following stains on the rafters and decking uphill, and continues on the roof at whatever sits above that path: a chimney, a vent, a valley, a skylight or a wall. Knowing when the leak appears helps too. A leak only in wind-driven rain points to different causes than one during snowmelt.

Flashing, pipe boots and chimneys

Metal flashing seals the joints where the roof meets chimneys, walls, skylights and dormers. Over time, sealant dries out, step flashing rusts and counterflashing pulls out of the mortar. The rubber boots around plumbing vent pipes crack in the sun and are one of the most common leak sources on otherwise sound roofs. Repairs replace the failed piece and weave it correctly into the shingles rather than relying on a layer of caulk.

Shingles, valleys and storm damage

Wind lifts and tears shingles, especially along ridges and rakes, and falling branches crease or puncture them. Damaged shingles are removed and replaced with matching ones where available, and the surrounding shingles are resealed. Valleys carry more water than any other part of the roof, so worn or poorly cut valleys are a frequent leak point and are rebuilt with new underlayment and shingles or metal.

Decking, eaves and the gutter edge

If water has been getting in for a while, the plywood or plank decking beneath can be soft or rotted. Damaged sheets are cut out and replaced before new shingles go down. Along the eaves, rot often comes from water running behind a gutter or from ice dams, so the drip edge, fascia and gutters are checked at the same time. A repaired roof edge that still drains into a sagging gutter will leak again.

We have used NJ Gutters for all of our gutter work. It does take some time to get on their busy schedule, but it is definitely worth the wait. They are the best. Whenever we ask trusted contractors (both our builder and roofer) for gutter work recommendations, they always say NJ Gutters. They are trusted by both excellent contractors and homeowners. NJ Gutters most recently installed gutter caps and we were a little hesitant to install them because we were worried about how they would look, but they are hardly noticeable and the result is great. Highly recommend NJ Gutters for all of your gutter work!

After 20 years, my gutters and downspouts were in dire need for repair. I did research sent out bids got several companies. NJ Gutter was the most responsive and price competitive of the four companies who responded. They performed a thorough site visit including getting access to my roof and inspecting all of the areas. They didn’t just suggest swapping in new materials but improving the “pitch” of some of my gutters, leaf guards and the size of the gutters/down spouts. The “repair” team was fantastic. They were courteous, thorough, diligent and maintained a clean work environment. They also pointed out some additional “damaged wood” that needed replacing. They gutters/downspouts look great. I would highly recommend using them for any gutter issues you might have.

Dealing with contractors is not one of my favorite things to do, but I felt compelled to write a review about my recent experience with NJ Gutter. Jimmy came out and handled everything like a true professional (don't see that these days too often). He inspected my home and made some awesome recommendations. I told him I was having the roof and siding done so he supplied color samples so I can have the trim color match the gutter color which came out great. Then he suggested we use "stone coated gutter cap" that looks like roof shingles and blends right into our new roof. He also corrected a water runoff problem I had on heavy downpour rains by suggesting a larger gutter & downspouts which again worked out great. The job was completed on time and as quoted with no nonsense. If it wasn't for his attention to detail and vast experience who knows what I would have wound up. After all who thought gutters could be this technically advanced? Thanks NJ Gutter Team! They did such a great job....I came back fr more. NJ Gutter just installed gutters and leaders on another home for me. And of course, another GREAT Job!

FAQ

Frequently asked questions

8 questions and answers in 4 topics: Pricing, Process, Warranty, Service area.

Pricing

What does a roof repair cost?

Most repairs are priced per job, with decking replaced by the sheet if needed. The roof repair cost guide explains the researched ranges.

How do I get a quote?

Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.

Process

Repair or replace?

A repair makes sense when the damage is limited and the rest of the roof has years left. When shingles are worn across every slope, leaks appear in new places each season or decking is soft in several areas, roof replacement is usually the better investment. Low-slope sections follow the same logic; see flat roofs. The estimate tells you which side of that line your roof is on.

Why does my roof leak only in certain storms?

Wind direction and rain intensity decide which openings get tested. Wind-driven rain finds gaps at flashing and siding, while leaks during snowmelt often point to ice dams at the eaves.

Can you match my existing shingles?

Often closely, if the shingle line is still made. Older or discontinued shingles may not match exactly, and weathering means even the same shingle looks slightly different at first.

Is caulk a real repair?

Sealant has a place at some joints, but a leak at flashing or a pipe boot is properly fixed by replacing the failed part. Caulk alone tends to crack and fail again within a season or two.

Warranty

What warranty does New Jersey Gutter offer?

New Jersey Gutter backs its work with a workmanship warranty. It covers how the job was done: seams, hangers, pitch and fastening. Gutters, guards and other products also carry their manufacturer's material warranty. Your length and terms are written on your estimate and invoice.
