Commercial Gutters

A commercial roof can shed thousands of gallons in a single storm. Gutters and downspouts on stores, offices and apartment buildings have to be sized for that volume and kept clear on a schedule.

Gutters sized for large roof areas

Gutter size follows roof area and how hard it rains. A wide commercial roof sends far more water to its edge than a house, and a nor'easter or a summer thunderstorm can deliver it all at once. That usually means 6-inch or larger gutters, 3x4 or larger downspouts and more outlets along each run. Undersized gutters on a big roof overflow at entrances and loading areas, where water and ice cause the most trouble.

Box gutters

Box gutters have a square, deep profile that holds more water than a residential K-style of the same width. They suit long, straight eaves and buildings where capacity matters more than a decorative edge, and they show up on older masonry buildings as well as newer commercial ones. NJ Gutter installs box gutters sized to the roof they serve.

Scuppers and conductor heads, explained

Flat and low-slope roofs with parapet walls often drain through scuppers, which are openings in the parapet that let water out at the roof edge. On the outside wall, a conductor head (a box-shaped collector) catches that water and feeds it into a downspout. Many roofs also have overflow scuppers set slightly higher, so water has a way out if the main drains clog. Knowing how your roof drains tells you where the gutters and downspouts below have to carry the load.

Working around business hours

Gutter work on an occupied building has to fit the way the property runs. Visits can be planned around open hours, deliveries and tenant parking, with the area below the work sectioned off and entrances kept usable. For larger jobs, the work can be done in phases so only one side of the building is affected at a time.

Ongoing maintenance for commercial properties

Commercial gutters clog like any others, but the damage from an overflow over a storefront or a stairwell is greater. Regular gutter cleaning and a look at hangers, seams and outlets on each visit keep the system working. Property managers can ask about a recurring maintenance schedule covering every building; it starts as a conversation, not a contract signed online. The same applies to HOAs and multi-family properties.

From estimate to finished job

  • A site visit to measure the roof edges, outlets and drainage path.
  • A written proposal with gutter size, profile, material and downspout layout.
  • A schedule agreed around your hours and tenants.
  • Installation, cleaning or repair, with the work area kept clear.
  • A water test of the outlets and a walk-through when the job is done.

I hired NJ Gutters to replace my 5" K-styles. They recommended a 6" replacement and suggested round, rather than the typical rectangular downspouts. I am totally pleased with their work and the results. They worked neatly and cleaned up well before leaving. I would recommend NJ Gutters without hesitation. When they received my check, they called me back to tell me that I missed an available discount by paying by check rather than credit card. The invited my to send in the discounted amount, a savings of almost $100. That is a class act!

New Jersey Gutter went above and beyond for us. We got several estimates from local gutter companies and Jim gave his honest opinion of our gutter situation after a house remodel. The price was fair, but even more than that, once we signed with them Jim and Rachel went above and beyond to help us get the work done within a very specific window of time. My husband, who is very particular, was very pleased with the work they did, and for me, that says a lot. If we ever need gutter assistance again we know who to call.

FAQ

Frequently asked questions

8 questions and answers in 4 topics: Pricing, Process, Warranty, Service area.

Pricing

How do I get a quote?

Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.

Process

Do commercial buildings need bigger gutters than houses?

Usually. Gutter and downspout size is set by the roof area draining to each run and local rainfall intensity. Large commercial roofs typically need 6-inch or larger gutters, box gutters and 3x4 or larger downspouts, with more outlets per run.

Do you work with HOAs and apartment buildings?

Yes. NJ Gutter serves HOAs and multi-family buildings as well as businesses, for installation, repair and cleaning. Multi-building properties can be scheduled so every building is covered in one plan.

How do we set up a maintenance schedule?

Start with a request and a site visit. We look at the roof, the trees and how the building drains, then propose visit timing and pricing. Nothing is signed or paid online. To begin, book a free estimate.

Can you match the existing gutters on our building?

Often, yes. Seamless gutters are formed on site in several profiles and materials, so a damaged run can usually be replaced to match. Where the existing system is undersized, the proposal will say so.

Warranty

What warranty does New Jersey Gutter offer?

New Jersey Gutter backs its work with a workmanship warranty. It covers how the job was done: seams, hangers, pitch and fastening. Gutters, guards and other products also carry their manufacturer's material warranty. Your length and terms are written on your estimate and invoice.

Service area

Can the work be done while we stay open?

In most cases, yes. Work is scheduled around your hours, the area below is sectioned off, and entrances stay open. On larger buildings, phasing the job keeps disruption to one side of the property at a time.

Where does New Jersey Gutter offer commercial gutters?

New Jersey Gutter offers commercial gutters across Annandale, Somerville, Westfield and nearby communities. Find your town in the list of areas on this page.
