Roof Replacement
A roof replacement is one of the larger projects a homeowner takes on, and most of what makes it last happens before the first new shingle goes down. Knowing what the job involves makes it easier to compare quotes and to judge whether your roof really needs it.

When a roof needs replacing
Shingles curling or cracking across every slope, bald spots where granules are gone, leaks in different places each season and decking that sags or feels soft are the usual signs. Age is a guide rather than a rule. A roof nearing the end of its expected life with widespread wear is a replacement candidate, while a younger roof with one storm-damaged area may only need a repair.
Tear-off and decking
A full replacement starts by stripping the old shingles and underlayment to the deck. Many New Jersey homes have two layers of shingles, which takes more labor and disposal. With the deck exposed, soft or rotted plywood and plank sections are replaced, and loose boards are refastened. This is the step that a layover, shingles installed over the old roof, skips, which is why a tear-off is usually recommended.
Building the new roof
- Ice-and-water membrane along the eaves and in the valleys.
- Synthetic underlayment over the rest of the deck.
- New metal drip edge at the eaves and rakes.
- Starter strip, then shingles nailed to the manufacturer's pattern.
- New flashing at chimneys, walls, skylights and pipe boots.
- Ridge and soffit ventilation balanced for the attic.
- Ridge cap shingles to finish.
Gutters and the roof edge
Gutters often come off so the drip edge and eave membrane can be installed correctly. With the fascia exposed, rotted boards are replaced. If the gutters are older, leaking or undersized, this is the most practical time for gutter replacement, since new gutters can be set to the new drip edge. Sound gutters are reinstalled and checked for pitch and secure hangers.
Low-slope sections and material choices
Porch roofs, additions and dormers with low slope are replaced with a membrane, and tying them into the new shingle roof at the same time seals every joint. Most replacements use architectural shingles, and metal is an option for a longer-lasting roof. The estimate covers which materials fit your house and budget.

FAQ
Frequently asked questions
7 questions and answers in 4 topics: Pricing, Process, Warranty, Service area.
Pricing
What does a roof replacement cost?
It is priced per square of roof, with tear-off and any decking either included or listed separately. The roof replacement cost guide walks through the researched ranges and what moves them.
How do I get a quote?
Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.
Process
How long does a roof replacement take?
Most single-family homes take one to three days, depending on size, steepness, layers and decking repairs. Weather can stretch the schedule, and the roof is kept covered whenever work stops.
Do I need to be home during the work?
Not necessarily, but someone should be reachable. Move cars out of the driveway, take fragile items off walls in rooms below the roof and keep pets away from the work area.
Will you clean up the nails?
Yes. Tarps protect landscaping, debris goes straight into a dumpster or truck, and magnetic sweeps pick up nails from the yard and driveway at the end of the job.
