Roof Replacement Cost in NJ

Roof replacement is priced by the square, which is 100 square feet of roof surface, plus any tear-off not already included and any decking that has to be replaced. The table below lists researched New Jersey market ranges for each part. These are market ranges, not a quote; the price for your house comes from a free on-site estimate.

Price ranges for roof replacement

Researched New Jersey market ranges, gathered from published contractor price guides and national cost surveys in October 2026. They are not our quote: your price comes from a free on-site estimate, and we will replace these ranges with our own rates.

  • Architectural asphalt shingle roof replacement, installed (incl. tear-off of 1 layer): $300 to $1,500 per square (100 sq ft), typically about $575
  • 3-tab asphalt shingle roof replacement, installed: $300 to $500 per square (100 sq ft), typically about $425
  • Tear-off and disposal, first layer: $100 to $300 per square (100 sq ft), typically about $125
  • Tear-off and disposal, two layers: $150 to $250 per square (100 sq ft), typically about $200
  • Replace roof deck sheet (plywood/OSB): $75 to $120 each, typically about $97.50

Shingles by the square

Architectural shingles, the most common choice, range from $300 to $1,500 per square installed, with $575 typical, and researched prices at that level usually include tearing off one existing layer. Three-tab shingles range from $300 to $500, with $425 typical. A per-square price normally covers underlayment, ice-and-water membrane, drip edge, flashing, ventilation and labor as well as the shingles, so a quote that looks cheap per square may be leaving one of those out.

Tear-off: one layer or two

When tear-off is priced as its own line, removing a single layer of shingles typically runs $100 to $300 per square, with $125 typical. Many older homes have two layers, and removing both runs $150 to $250 per square, with $200 typical. Check whether a shingle price per square already includes tear-off before adding it on. Steep roofs, heavy old materials and limited space for a dumpster push tear-off toward the high end.

Decking

Decking can only be fully judged once the old roof is off. Each sheet of plywood that needs replacing runs $75 to $120. A clear quote states the price per sheet and how many sheets are included, if any, so the final bill is predictable even when rot is found.

What else moves the price

The number of squares is the biggest factor. After that come pitch, since steep roofs need more safety setup and slower work; height and stories; the number of valleys, dormers, chimneys and skylights; access for the dumpster and materials; and whether low-slope sections or new gutters are part of the job. A complicated cut-up roof can cost noticeably more per square than a simple gable of the same size.

How to read a roof replacement quote

  • The number of squares, and the shingle line and style.
  • Tear-off of how many layers, and disposal.
  • Decking: price per sheet and any sheets included.
  • Ice-and-water membrane, underlayment, drip edge and flashing listed.
  • Ventilation: ridge vent, soffit vents or other.
  • Gutters: removed and reinstalled, or replaced, and at what price.
  • Warranty terms for the materials and the workmanship.

FAQ

Frequently asked questions

4 questions and answers.

What is a roofing square?

A square is 100 square feet of roof surface. Roof area is larger than the floor area of the house because of slope and overhangs, which is why the estimator measures the roof itself.

Why do two quotes for the same roof differ so much?

They often include different things. Check that both cover tear-off of every layer, ice-and-water membrane, new drip edge and flashing, ventilation and a decking allowance before comparing totals.

Should gutters be replaced with the roof?

If they are aging or undersized, yes, because the fascia is exposed and new gutters can be fitted to the new drip edge. The gutter installation cost guide covers that pricing.

Is the range on this page a quote?

No. These are researched New Jersey market ranges. Your price comes from measuring and inspecting the roof during a free estimate.
