Flat Roofs
A flat roof is never quite flat. It is built with a gentle slope so water moves toward an edge, a scupper or a drain. When that slope or the membrane fails, water sits, and standing water is what shortens the life of every low-slope roof.

Where flat roofs show up
On houses, low-slope sections are common over porches, additions, dormers, garages and the rear of rowhomes and twins. On commercial and multi-family buildings, the whole roof is often low-slope. Shingles cannot be used on these areas because they rely on gravity to shed water and leak when water lingers. A continuous waterproof membrane is used instead.
Choosing a membrane
The main choices are single-ply membranes. TPO is a white, heat-welded sheet that reflects sun and is common on new commercial roofs. EPDM is a synthetic rubber sheet that stays flexible in cold weather and is the familiar black rubber roof on many homes.
PVC is heat-welded like TPO and resists grease and chemicals. Fleece-backed versions of these membranes are glued down rather than fastened. The right one depends on the building, the substrate, how the roof is used and the budget, and an estimate covers which fits.
Drainage: edges, scuppers and gutters
Water leaves a low-slope roof one of three ways: over an edge into a gutter, through a scupper in a parapet wall into a collector box and downspout, or through interior drains. Edge metal and scuppers must be sealed to the membrane, and the gutter or collector below must be sized for the whole roof area draining into it. Tapered insulation can be added during a replacement to build slope where the framing has sagged. Because water from a flat roof arrives in a concentrated stream, the downspouts and drainage below matter as much as the roof.
Signs of trouble
- Puddles that remain a couple of days after rain.
- Blisters, bubbles or soft spots in the membrane.
- Seams or edges lifting or pulling away.
- Cracked or alligatored surfaces on older roofs.
- Ceiling stains below the flat section, often at a wall or skylight.

FAQ
Frequently asked questions
7 questions and answers in 4 topics: Pricing, Process, Warranty, Service area.
Pricing
What does a flat roof replacement cost?
It is priced by the square foot and depends on the membrane, insulation, tear-off and edge details. The flat roof replacement cost guide explains the researched ranges.
How do I get a quote?
Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.
Process
How long does a flat roof last?
Single-ply membranes often last 20 to 30 years when they drain well and are maintained. Poor drainage and neglected seams can cut that sharply, while a timely repair, or a coating on a roof that qualifies, can extend it.
Is ponding water a problem?
Small puddles that dry within a day or two are common. Water that stands longer stresses seams, collects dirt, grows algae and can find any weak spot. Persistent ponding usually means the slope or drainage needs correcting.
Can a flat roof be repaired instead of replaced?
Often, if the problem is a seam, flashing or a puncture and the insulation underneath is dry. If the insulation is wet across large areas, replacement is the lasting fix. See roof repair for how that is decided.
