PVC Roofs

PVC roofing is a single-ply membrane made from polyvinyl chloride with plasticizers that keep it flexible. Like TPO, its seams are heat-welded. What sets it apart is resistance to grease, oils and many chemicals, which makes it the membrane of choice in places other roofs struggle.

Where PVC earns its cost

Restaurant kitchen exhausts deposit grease on the roof around the fan. Grease breaks down EPDM and can degrade TPO over time, while PVC is made to resist it. The same goes for roofs near some industrial exhausts. PVC is also inherently fire resistant and stays relatively flexible, and it has a long track record on commercial buildings. It usually costs more than TPO, so it is chosen where those traits are needed rather than by default.

PVC compared with TPO and EPDM

PVC and TPO look alike and both are hot-air welded, but they are different plastics. PVC is the more chemically resistant of the two and is generally easier to reweld after years of weathering, while TPO is less expensive. EPDM uses taped seams instead of welds and does not tolerate grease. On a house or a simple porch roof, PVC is rarely necessary. On a commercial roof with kitchen exhaust or rooftop equipment that leaks oil, it often is.

How PVC is installed

PVC goes over insulation or a cover board and is mechanically fastened or fully adhered. Seams are welded and then probed, and PVC-coated metal is used at edges so the membrane can be welded directly to it for a continuous seal. Walls and curbs get welded PVC flashing. Around grease exhausts, a containment unit at the fan is still a good idea, since it keeps grease off the roof entirely.

Care and warning signs

Keep drains, scuppers and gutter edges clear, and clean heavy grease buildup from around exhaust fans. Over many years, plasticizers slowly leave the membrane, and a very old PVC roof can stiffen and crack, especially in cold weather. Shrinking at the edges, brittle spots and cracks at flashings are signs it is nearing the end of its life.

We have used NJ Gutters for all of our gutter work. It does take some time to get on their busy schedule, but it is definitely worth the wait. They are the best. Whenever we ask trusted contractors (both our builder and roofer) for gutter work recommendations, they always say NJ Gutters. They are trusted by both excellent contractors and homeowners. NJ Gutters most recently installed gutter caps and we were a little hesitant to install them because we were worried about how they would look, but they are hardly noticeable and the result is great. Highly recommend NJ Gutters for all of your gutter work!

After 20 years, my gutters and downspouts were in dire need for repair. I did research sent out bids got several companies. NJ Gutter was the most responsive and price competitive of the four companies who responded. They performed a thorough site visit including getting access to my roof and inspecting all of the areas. They didn’t just suggest swapping in new materials but improving the “pitch” of some of my gutters, leaf guards and the size of the gutters/down spouts. The “repair” team was fantastic. They were courteous, thorough, diligent and maintained a clean work environment. They also pointed out some additional “damaged wood” that needed replacing. They gutters/downspouts look great. I would highly recommend using them for any gutter issues you might have.

Dealing with contractors is not one of my favorite things to do, but I felt compelled to write a review about my recent experience with NJ Gutter. Jimmy came out and handled everything like a true professional (don't see that these days too often). He inspected my home and made some awesome recommendations. I told him I was having the roof and siding done so he supplied color samples so I can have the trim color match the gutter color which came out great. Then he suggested we use "stone coated gutter cap" that looks like roof shingles and blends right into our new roof. He also corrected a water runoff problem I had on heavy downpour rains by suggesting a larger gutter & downspouts which again worked out great. The job was completed on time and as quoted with no nonsense. If it wasn't for his attention to detail and vast experience who knows what I would have wound up. After all who thought gutters could be this technically advanced? Thanks NJ Gutter Team! They did such a great job....I came back fr more. NJ Gutter just installed gutters and leaders on another home for me. And of course, another GREAT Job!

FAQ

Frequently asked questions

6 questions and answers in 4 topics: Pricing, Process, Warranty, Service area.

Pricing

How do I get a quote?

Call (888) 611-3987 or request a free estimate online. The office is open Monday–Friday 7:00 AM–5:00 PM; Saturday 9:00 AM–4:00 PM.

Process

Is PVC worth it on a house?

Usually not. Homes rarely have the grease or chemical exposure that PVC is built for, and TPO or EPDM typically serve a residential low-slope section well at lower cost.

How long does a PVC roof last?

A PVC roof often lasts 20 to 30 years. Grease, drainage, traffic and installation quality all affect it.

Can PVC be welded to an existing TPO roof?

No. PVC and TPO are different materials and do not weld to each other. Repairs use the same material as the roof, so it helps to know which one you have.

Warranty

What warranty does New Jersey Gutter offer?

New Jersey Gutter backs its work with a workmanship warranty. It covers how the job was done: seams, hangers, pitch and fastening. Gutters, guards and other products also carry their manufacturer's material warranty. Your length and terms are written on your estimate and invoice.
