Roof Coating
A roof coating is a liquid-applied layer that cures into a seamless, waterproof skin over an existing roof. Done on the right roof at the right time, it can add years of life without a tear-off. Done on the wrong roof, it hides a problem that keeps getting worse underneath.

Which roofs can be coated
Coatings are made for low-slope roofs and metal roofs: aging EPDM, TPO, modified bitumen, built-up roofs and metal panels with rust starting at the fasteners and seams. They are not a fix for an asphalt shingle roof. The key requirement is that the roof underneath is basically sound and dry. A coating seals the surface, but it cannot dry out wet insulation or stiffen soft decking.
Silicone, acrylic and other coatings
Silicone coatings handle standing water well, which makes them a common choice for flat roofs that pond in spots. Acrylic coatings are economical and reflective but do not tolerate standing water as well, so they suit roofs that drain cleanly, including many metal roofs. Other elastomeric products exist for specific substrates. Most coatings are white, which reflects summer sun and keeps the roof and the space below cooler.
How a coating is applied
- Inspect the roof and check for wet areas, which are cut out and replaced.
- Power wash and clean the surface so the coating can bond.
- Repair open seams, blisters, punctures and loose flashing.
- Reinforce seams, fasteners and penetrations with fabric or seam sealer.
- Prime where the substrate needs it.
- Apply the coating in one or more coats to the specified thickness.
Coatings and drainage
A coating does not change the slope of the roof. If water ponds because the framing has sagged or a drain sits high, that should be corrected or accounted for in the coating choice. Edges and the gutters or scuppers they drain into should be cleaned and checked during the job, since a coated roof still depends on getting water off quickly.

Process
How long does a roof coating last?
It depends on the product, thickness and conditions. Many coatings are designed to be recoated after a number of years rather than replaced, which keeps renewing the roof surface.
Can a coating stop a leak?
Only if the leak is fixed first. The repair work before coating, at seams, flashings and punctures, is what stops the leak. The coating then protects the whole surface.
Can you coat a shingle roof?
We do not recommend it. Shingle roofs shed water by overlapping, and coating them can trap moisture. A worn shingle roof needs repair or replacement.
Is coating cheaper than replacing a flat roof?
Usually, when the roof qualifies, because there is no tear-off or new insulation. If large areas are wet, replacement is the better value. Compare with the flat roof cost guide.
