What changes when a property has many buildings
A single house has one roofline and one owner. A complex may have a dozen buildings of different ages, a board that votes on spending, a manager who fields complaints, and residents who park, walk and sleep a few feet from the work. The gutter trade is the same, but the planning around it is different, and that planning decides whether a project runs smoothly. Drainage matters more, too. Downspouts on shared buildings often empty onto walkways, parking areas and common lawns, so a clogged or undersized run can mean ice on a sidewalk in January or water at a ground-floor unit after a summer downpour.
One look across every building
Boards usually want the gutters to match from building to building, even when the work is spread over several seasons. The profile, size, color and downspout layout chosen for the first building are written down as a specification and used on the rest, so a building finished next year looks like the one finished this year. Seamless aluminum gutters are formed on site to each run's length, which keeps joints to the corners on long facades.
- Profile: K-style suits most siding-clad condo and townhome buildings
- Size: 5-inch or 6-inch, based on roof area and pitch
- Color: matched to trim or roof, with samples held against the building
- Downspouts: size, number and where each one drains
- Guards: on every building, on wooded buildings only, or none
Phasing the work building by building
Few associations replace every gutter at once. More often the work is split by building, by urgency or by budget year. A survey of the whole property comes first, and it turns into a ranked list the board can fund in stages.
- Walk the property with the manager or a board member.
- Record each building's gutters, fascia condition and problem downspouts.
- Write one specification that every building will follow.
- Agree on the order of buildings and the dates for the first phase.
- Work one building at a time, cleaning up before moving to the next.
- Walk each finished building with the manager.
Letting residents know what to expect
Residents notice ladders, a gutter machine in the lot and noise outside a bedroom window. Notices go out through the manager before each building starts, naming the dates, the working hours, which parking spaces need to be clear and whether patio furniture or planters should be moved. Crews keep walkways open where they can and pick up cut-offs, old hangers and screws at the end of each day.
Cleaning schedules for associations
Most complexes need their gutters cleaned at least once a year, and buildings under oaks, maples or pines often need a spring visit and another after the late-fall leaf drop. A seasonal cleaning plan sets those visits ahead of time. Association plans are arranged by inquiry: share the number of buildings and a site map, and we will propose a schedule. Where the same buildings clog every year, gutter guards may be worth pricing for those buildings alone.
Starting with a property walk-through
Managers and board members can book a free estimate for one building or the whole property. The quote covers gutter replacement, repairs, cleaning or guards, broken out by building so the board can approve it in pieces.

Pricing

Process
Can you match the gutters already on our other buildings?
Usually. Profile and size are simple to match. Color is harder, because older aluminum fades over the years. When a close match is not possible, many boards replace a full building at a time so each building is consistent on its own. Samples are held against the existing gutters before anything is ordered.
Do you work through our property manager?
Yes. Most associations name one contact, usually the manager, who handles scheduling, resident notices and access. Estimates, specifications and progress updates go to that person. If the board wants to hear the proposal directly, we can walk through it with them.
How long does each building take?
It depends on the building's size and height, the number of downspouts and whether any fascia needs repair first. The estimate gives a time frame for each building, and the manager gets the dates before residents are notified.
Do residents need to be home during the work?
No. Gutter work happens outside. Residents may need to move cars from marked spaces, clear items off decks or patios under the work area and keep pets inside while ladders are up. The notice sent before each building starts lists what is needed.
